At Ardmore Architects we love working in the "Avenues" of Herne Bay, Grey Lynn, and Ponsonby. We have a lot of experience with villa renovations.

Soon we will be getting more involved with medium density town house developments in response to the opportunites created by the Auckland Unitary Plan, and looking at the growth areas of south Auckland, and even Hamilton !

New builds

After years of living in villas in Central Auckland, our client has commissioned us to design a large contemporary country house to live in and work from, on a 2-acre block on the outskirts of Waiuku.

This exciting brief includes integrating space for an extensive classic car collection together with an office. The main house needs to provide ample room for regular weekend guests with their own living areas, distinct from the other private areas of the house. Outdoor entertaining areas sheltered from the prevailing winds on this elevated site are an integral design feature. The guest lounge provides a glazed link between the house and the car barn, which has a large slider, allowing the barn to become part of the house when needed for functions.

The dwelling will incorporate a number of low impact design features including encouraging solar gain in winter and ventilation in summer without resorting to conventional heating/cooling systems. The design is currently at the concept stage, with floor plans and site layout being advanced. Landscape concepts are being developed in parallel with the dwelling concepts to ensure an integrated design solution.

With the success of the first Prime Rd project, nearby neighbours have commissioned Ardmore Architects to develop concepts to rejuvenate their villa to accommodate their growing family.

Future planning will accommodate the changing needs of their now young daughters as they transition through their teenage years.

The adaptability of the design to accommodate this changing need is a key consideration of the design evolution. Providing a second lounge/study/media space, with oversight from the kitchen has been a key element of the design. This room can easily be incorporated back into the house if needed as an additional bedroom or sleepover space.

The need to provide ample storage for all the camping gear, bicycles etc has been seamlessly integrated into the design by going under with a large garage and internal access.

Landscaping to include a swimming pool in the sunny northeast east corner of the site has been influential in the site setout.

When friends bought a workingman's cottage in the mixed use zone of Fitzroy St in Ponsonby, it had been used as an office for many years. They are enjoying living in this walkable community. Plans are currently under development to provide an upper level bathroom, new services to the ground floor, and a new open plan kitchen, with greatly improved flow out into the rear sheltered courtyard. A big lifestyle change from the apartment they had been living in previously.
