Here's how the process works:

1.     Discussion

Tell us about your project and what you'd like to achieve – and we'll listen.
In many cases there's more than one solution – so we work with you to find the best solution to suit your family or lifestyle, and establish a working budget for the project.

2.     Concept design

We'll provide some conceptual ideas on how to maximise the opportunities and get the most from your site.  We will provide sketches so you can get a feel for how it will look.

3.     Comparing options
At Ardmore Architects we advise having a quantity surveyor look at the intial concepts, and prepare a realistic budget based on the scope of work discussed with you. This will help evaluate options and understand the cost implications at an early stage.

4.     Resource Consents and Construction

We work with planners when a resource consent is required. This can be necessary if you are located within a heritage area, or if extra building coverage or height in relation to an adjoining site is required beyond what the zoning rules might offer as of right.

 5.      Building consents

This is the technical "nuts and bolts" of how the project is to be built to comply with the Building Code

6.      Tender

Arranging contractor's to tender for the work, sometimes referred to as the procurement phase. This is where we work through what a contractor will contract to build for. Often Contractors will 'tag' their price with conditions, and there can be a bit of negotiation and analysis to compare 'apples with apples'.

From concept to completion

We oversee the entire project so you can be sure the ideas you discussed at our initial meeting come to life just as you intended.
